I really wish I was getting to write a good review like so many people have, that’s why we went with sparks construction, but unfortunately that was not our experience. I have waited almost 2 years to write this review... read more because every time I go through my list of what is wrong with our house and the struggles we went through, it honestly just makes me so mad/ defeated Google won’t let me make a post long enough to the list all of things that went wrong so to see the list, go to Sparks Facebook reviews One of the biggest problems is the fact that our project manager was horrible. It got so bad that I was coming to the job site multiple times a week in order to make sure the trades knew what to do. They would say they haven’t seen the project manager for weeks. I honestly do not think he knew a single detail about our house and would make decisions for us. We eventually tried to “fire” him but found out we couldn’t because he was not a sparks employee. It was just another job given out to the lowest bidder. The build was also supposed to take around 8 to 9 months and ended up taking 16 months. While I know a lot of times trades are busy, this really made it difficult with our lender and our builders risk Insurance At the end of all of this, we were told that all of our punch list items would be taken care of. Well, almost 2 years later and hardly anything has been fixed. We even got a one year home inspection done to submit to the builder before our one year warranty was up. None of the items found on the home inspection report have been addressed. This includes the fact that our windows were deemed poor. We have reached out so many times with no resolutions. Make sure your contract is so detailed with pricing for everything. Ours had a lot of grey areas with no pricing listed. I do not know how many times I would ask for a spec sheet with detailed pricing and every time my text/emails about it would be dismissed and ignored. Join builder home groups and listen to what people say. So many people go through nightmare builds and we were always hopeful it wouldn’t be us. It was a nightmare for us and we have to live with this house every day. We made the mistake of building for the first time on family land so now we are stuck here. If it was up to me, we would sell and start over. Apparently, you should never build your first house on family land, so you can sell if it and learn for the next time. ***Edit to add *** Apparently the owner didn’t like my review too much on Facebook so it seems as though Facebook reviews have been disabled on their Facebook page. Because of this you can’t see my whole review. So, I took screenshots from my notes of the list of problems we had that I originally posted on their Facebook page and added it to the pictures. We are also currently taking off the bottom layer of our siding to seal the sill plate. We had told Josh that we were having major bug problems and he had no advice. We did research and found that this sill plate should be sealed. Basically, bugs can crawl under the bottom layer of your siding and pretty much go right into your walls because the area where the foundation and the framing meet is wide open. I would advise anyone building to have this sealed as well as tape every seam of the tyvek house wrap. Or better yet, there is a whole zip system available that would have been so helpful. We do live in Florida after all. Upon taking our siding off the bottom, we discovered huge gaping holes in our foundation. This is also not good for bug access. We had to mortar all of the holes. Sparks Construction has great communication. Built our home within the timeframe. We had a 3rd party inspector (Greenwood Building Inspection & Consulting) come several times during the process; All concerns were addressed in a positive and timely manner.
